Major Investment Opportunity in Ghana (Student Hostel)
I'm proud to be associated with JoeTex Farms (i.e. the JoeTex Group of Companies), a business entity located in Somanya, one of my favorite places in Ghana. They specialize in real estate, luxury cars and mango farming, and JoeTex currently has a major business opportunity available in the form of a large, uncompleted student hostel they're selling. I wanted to use this post to once again push this property.

HIGHER EDUCATON IN GHANA
The higher education sector in Ghana is booming - and take from that what you will. The job market leaves much to be desired; most degrees are arguably irrelevant, and it doesn't appear as if these realities will change anytime soon. But still, there are more Ghanaians attending and graduating from tertiary institutions, most notably universities, than ever.
Relatedly, there's also a high and increasing demand for student housing. Ghanaian universities tend to have their own dormitories. But, as with the U.S., there aren't enough units to house every student with residential needs. And private student hostels, since they're always new ones being built, tend to have better facilities than the older ones found on campus.
For example, I recently visited the University of Professional Studies in Accra. A number of massive hostel facilities have been built around and even within the school in recent years. Yet, as we speak, more are being constructed, some just right across the road from the university itself.

JOETEX HOSTEL STRUCTURE FOR SALE
The newest university in Ghana is that of Environment and Sustainable Development, which was founded in Somanya in 2020. It is within walking distance of this institution that JoeTex has erected the aforenoted hostel structure. More recently, they've decided to put the building and adjacent land up for sale. And to note, the land is situated right on a major highway.
The current asking price is a healthy $2.5 million (Two and-a-Half Million US Dollars). About a year ago, when I first became aware of this property, JoeTex was then demanding $2 million. So let's say, as far as the eventual buyer is concerned, the sooner the hostel is purchased the better. But that said, the lawyer advising me on the matter has pointed out that another valuation, on behalf of the purchaser, needs to be conducted regardless.
Above is a quick video tour I took of the structure circa early 2025. As you can see, it's absolutely massive - three storeys and all. I don't know exactly how many bedrooms it's designed to hold, but I believe JoeTex told me before somewhere in the region of 60.
